Location Summary

Positive Findings:
 Compared to the national average, San Jose had fewer homes with open cracks or holes in the walls and floors, broken plaster or peeling paint, signs of mice, water leaks from inside and outside, sewage disposal breakdowns, room heaters without a flue, incomplete kitchen facilities, and siding, window, and foundation problems. Additionally, properties in the central city were less likely to lack complete plumbing and experience water supply stoppages. Homes outside the central city were less likely to have open cracks or holes in the walls and floors, evidence of mice, water leaks, heating equipment breakdowns, room heaters without a flue, and problems with siding, windows or the foundation. Rental units were less likely to have open cracks or holes in the walls and floors, broken plaster or peeling paint, signs of mice, water leaks from inside and outside, sewage disposal breakdowns, incomplete kitchen facilities, and roofing, siding, window, and foundation problems. Owner-occupied dwellings were less likely to have open cracks or holes in the walls, mice, water leaks, water supply stoppages, incomplete plumbing, heating equipment breakdowns, room heaters without a flue, and siding, window, and foundation problems when compared to the national average.

Areas for Improvement: Compared to the national average, San Jose-area homes had more problems with rats and exposed wiring. Central city properties and rental units were more likely to have exposed wiring, while homes outside the central city were more likely to have problems with rats and flush toilet breakdowns. Owner-occupied dwellings more likely to have rats, flush toilet breakdowns, and exposed wiring.

Community Information: The San Jose MSA is comprised of Santa Clara County, California. In 2011, the MSA included 626,065 occupied dwelling units, 53.5% of which were located in the central city of San Jose. The housing stock of the MSA ranked among the youngest and most heavily rental of the cities surveyed. The percentage of pre-1940 homes ranked 11th-youngest (4.3%) for the MSA and 4th-youngest (4.8%) for the central city. The median house age in the San Jose MSA was 1972. The percentage of rental units ranked 5th-most heavily rental (43.7%) for the MSA, though the central city ranked 10th-least heavily rental (44.1%) of the cities surveyed. Compared to other locations, San Jose had a lower rate of poverty. Its poverty rate ranked 10th (10.5%) for the entire MSA and 7th (13.0%) for homes in the central city.
